<p>Ralph Waldo Emerson said, &#8220;As every man had ever a point of pride that was not injurious to him, so no man had ever a defect that was not somewhere made useful to him&#8230;Every man in his lifetime needs to thank his faults.&#8221;  Likewise, the faults of the market offer opportunities to those who pay attention.  And, we must thank those faults and pay attention to what they offer us.</p>
<p>Today on the radio I heard an economist say by 2012 we&#8217;ll be back to normal.  Recovery will have taken hold and the stock market will thrive.  Now, we all know that economists are notorious for digging themselves into holes and then explaining how they get out of the holes, but more and more economists are predicting recovery in the not-so-distant future.  That leaves opportunity for savvy people to buy real estate now, before the market heats up again.  And, those who do will likely reap the profits from those purchases.  2012?  2013?  2014?  We really don&#8217;t know.  But we do know that historically, in Studio City, Sherman Oaks, Encino, Tarzana and Woodland Hills, for example, the markets have always rebounded and have always gone higher than the previous highs.  I hope this is helpful&#8230;</p>

<p>I answered my stating: &#8220;My opinion is that it is best to go with the tradition of the  architectural style of a home.  If the style is Cape Cod, then look  at photographs in home design magazines and match the paint colors and  palette that works with that particular style home.</p>
<p>I also  recommend not getting too many opinions. Just trust your instincts.&#8221;</p>

<p>As a realtor, two of my great pleasures are locating the ideal buyer for my seller’s property or finding my buyer their dream home.  But as the dream is fulfilled the nightmare begins…..MOVING DAY!</p>
<p>Now it is my turn to live the nightmare as I make an interim move while between houses.  This effort has been complicated by some sleepless nights fighting off mosquitoes (not very successfully) at my current rental where standing water has become a problem since the most recent rains and poor on site drainage.</p>

<p>There are few things in life more stressful than moving.  Whether you are relocating one mile away or cross country, the anxiety level and chaos are the same. When you also have an at home office and will be interrupting your work schedule things are additionally complicated and disruptive.  By now you are probably thinking, “Tell me something I do not know,” which I will do here in hopes of making your move, if not blissful at least manageable without prescription meds.</p>
<p>1.  This is the perfect time to part with the items you no longer use. Whether they are stored in the garage, attic or a costly storage facility this is the time to take inventory. Take advantage of the “trash to treasure” theory and have a garage sale. If a garage sale is not your thing then advertise on Craig’s List or your local paper to sell your most marketable items. Also remember that many charities are hurting right now and would welcome your donations (often picking them up at your door) for which you will receive a tax deduction. The bonus is the money you will save on moving or storing items which you no longer use.</p>
<p>2.   Arrange all your utility transfers well in advance of your move.  When you are moving phone, internet, cable etc. it can take as long as 3 weeks in advance to get a suitable appointment. Make sure to check out where all your outlets are in case you will need to add additional ones.</p>
<p>3.   If you do not have a mover that you like, get referrals from your realtor and friends who have recently moved.  Everyone has horror stories of the broken antique heirloom but only a few sing the praises of their moving company.  Whomever you choose, if you have a lot of valuable items insurance is a must.</p>
<p>4.    If you have painting, carpet cleaning etc. to be done having it done before you move in is a good idea.  If you are moving into a rental make sure your landlord plans to have the place professionally cleaned<br />
prior to move- in as well as any needed repairs.</p>
<p>5.   Although the internet has decreased our need for the post office, you will still need to file for change of address (can now be done on line) at least 2 weeks prior to moving and notify any publications and vendors and the DMV separately for your driver’s license and auto registration (can be done on line) they will automatically change your voter registration if you do not change counties.  Additionally, your insurance, auto, health, home (prices may change if you move to a new county) and all professional such as doctors, dentist etc. with whom you have relationships, banks, credit card companies etc.</p>
<p>6.    Do yourself a favor if you can afford it, hire your movers to pack for you.  They are much better and faster at it than we are and do not pause for a nostalgic moment to admire old photos. The money spent<br />
will be returned to you in time, efficiency and stress relief.</p>
<p>7.    Pets go last. If you cannot confine them to their kennel, a room or outside bring them to the vet or groomer for a bath.  Pets are happier when they are the last to arrive at home when the movers have left and<br />
their favorite sofa is back in place.</p>
<p>8.    Most importantly, ”do unto others” whether you are a renter or a seller be considerate of the people moving into your home.  No matter how smoothly it goes, moving is difficult for everyone and there is nothing worse than arriving with your cherished belongings to find your new home a mess.  Yes, when the last box is loaded up all you want to do is close the door for the last time but please leave your house in the same condition you would like to find your new one!</p>

<p>In all areas of our lives, this credo applies.  However you define simple, or whatever you are doing can be simple, simpler or complex.  Sometimes, in the interest of looking at all aspects of an issue, we make things more complex than necessary.  But, on the other side of the equation, if we make things simpler than simple, we lose ground, meaning and intention!  So don’t oversimplify.  This applies to dealing with our children as well.  In this case, simple is what the little ones can understand relative to their age, and certainly different from older kids or adults.  We can apply this to marriage, business, school, hobbies, sports and all other areas of interest to us.</p>
<p>What does that mean in regard to real estate?  Well, as a buyer or seller of property, your transaction should not be overly burdensome or overly complex.  Of course, there are the issues related contracts and loan documents, inspections and contingencies, and these can be complex issues.  But, your agent should simplify all these for you help you and make the transaction as smooth as possible.  If your agent does not keep things as simple as possible under the circumstances, you may want to consider finding another agent who will.</p>

<p>I recently found this story regarding the Move-over Law:<strong></strong></p>
<blockquote><p>I wanted to let my Medlock Bridge neighbors know about the move over law. My son got a ticket on Pleasant Hill coming back from Wal-Mart. A Duluth police car (turned out it was 2 police cars) was on the side of the road giving a ticket to someone else. My son slowed down to pass but did not move into the other lane. The second police car immediately pulled him over and gave him a ticket. My son and I had never heard of the law. It is a fairly new law that states if any emergency vehicle is on the side of the road, if you are able, you are to move into the next lane or slow down to 20 miles below the posted Speed limit.</p></blockquote>
<p>As the cost of the ticket was $754, with 3 points on your license and a mandatory court appearance, it seems like an important law to share.  Beware people!</p>

<p>As a high school teacher and Realtor, I thought our readers would enjoy an educational report.  I have a masters in Secondary Administration and Supervision so this really caught my eye.  Here&#8217;s what I found:</p>
<blockquote><p>The AP (1/20, Sutschek) reports that according to &#8220;a study by two Northern Illinois University professors&#8230;high school girls are bored, disengaged, and stressed in science classes when compared with boys.&#8221; Co-principal investigators, Jennifer Schmidt and M. Cecil Smith &#8220;looked at 244 high school students and 13 science teachers.&#8221; Responding to a pager &#8220;students immediately reported what they were doing and thinking, rating their engagement, enjoyment, anxiety and concentration levels.&#8221; According to Schmidt, boys and girls put forth equal efforts into lessons, &#8220;but for whatever reason the engagement switch is not being flipped for the girls, in spite of the fact that they get similar grades,&#8221; said Schmidt. Smith added that girls often rated &#8220;lectures and completing work at their seats as the most engaging classroom activities.&#8221; The researchers cited &#8220;societal expectations and the role of the teacher&#8221; as possible &#8220;causes for the gender differences.&#8221;</p></blockquote>
