Listen Deeply and Work Smoothly
By: Gary Krieger
How do you work with the professionals whose job it is to help you, counsel you, or guide you? Do you have a trusted advisor who listens to you and really understands you? After all, if you are not heard accurately, how can your advisor truly help you? Stephen Covey, the highly acclaimed author of The 7 Habits of Highly Effective People says, “As you learn to listen deeply to other people, you will discover tremendous differences in perception. You will also begin to appreciate the impact that these differences can have as people try to work together in interdependent situations”.
If you are interested in purchasing or selling real estate in Studio City, Sherman Oaks, Encino, Tarzana or Woodland Hills, call me to discuss your needs. I assure you I will listen attentively so that I will truly HEAR you. I will continuously check my perceptions with you, and thereby confirm I understand what you mean. What you say will become my mantra and as a result, your goals will be fulfilled.

John O’Groats of Encino
Dinner Under the Stars…blue ones!

John O'Groats
By: Michelle Tepper
Last night was movie night for my husband and I. Normally we take in a movie at the Arclight Cinema at the Sherman Oaks Galleria and mingle around there, eventually ending up at Cheesecake Factory or P.F. Chang’s for dinner. Last night, unexpectedly, we veered off of our normal path and decided to try the new John O’Groats of Encino..for dinner. When I resided in Beverly Hills, I frequently ate breakfast at the well known “breakfast joint” in the city. Dinner there never occurred to me nor did it sound appetizing since steel cut oatmeal with homemade bisquits and jam came to mind.
We pulled into the parking lot in back of the restaurant and PARKING WAS FREE…AND WE DIDN’T HAVE TO USE A VALET! Home run on the parking. Thank you.
Upon entering the restaurant, we were greeted and seated within a few minutes. The dining area was full so we ate outside under the mini blue twinkle lights and heaters. We could have enjoyed our dinner in the cozy bar area, but we opted for a more intimate setting outside. The dinner menu was smaller than most, however, my gut tells me that you cannot go wrong with anything on the menu. I have tried most of the breakfast items and have not written any of them off. I chose the veggie burger, with sauteed spinach, tomato, and feta cheese on a LaBrea Bakery Roll. My husband chose wisely as well with the Fried Chicken, mashed potatoes, and green beans. The food was incredible…and I hate veggie burgers! We ate every morsel on our plates! John O’Groats – thank you for coming over the hill!

The median list price in ENCINO, CA this week is $1,175,000.The Market Action Index has been basically flat recently, and days-
on-market decreasing, there are not strong signals for the direction of the market.

The market has shown some evidence of slowing recently. Both
prices and inventory levels are relatively unchanged in recent
weeks.
Price
Recently prices in this zip have settled at a plateau even though

Gelson’s Encino
The Supermarket in Encino

Gelson's
By: Sherry Robbin
![]()
Having grown up in Encino and residing here most of my life, I have been an enthusiastic and committed Gelson’s shopper (you might say a “regular”) for as long as I can remember. While other stores have come and gone (Piggily Wiggily, the Continental, and Jurgensen’s, to name a few), Gelson’s lives on and continues to be one of the premier supermarket chains in Southern California. The reason? Gelson’s staff makes the whole shopping experience feel like a family affair. In fact, many of the checkers are on a first name basis with the customers. Dave, who has been with the store for over 21 years, never fails to greet with a smile on his face and possesses a sincere interest in how your day is going.
The Encino branch opened their doors on March 16, 1960 and is the chain’s oldest existing store. Bernie Gelson, one of the market’s co-founders, could always be found in the store
welcoming his customers. Some locals even worked at the store as their first job. Several regular celebrity shoppers, including the Jackson family, have been making Gelson’s their shopping destination for over 30 years.
Gelson’s was one of the first supermarkets in California to present fully cooked, ready to eat food. In addition to the Service Deli, there is a self-service salad bar, a Wolfgang Puck Express Unit, a Sushi concession, and a Carving Cart, consisting of fresh carved turkey and prime rib. As an added attraction, there is a “Simply Delicious” collection of holiday meals for your holiday needs. Gelson’s superior Meat Department is staffed by professional meat cutters who are happy to handle “on-the-spot” requests and suggest cooking tips and recipes. There is a fully equipped liquor section offering a fine array of wines, some of which are featured as “wines of the week” at specially discounted prices. Don’t forget to ask for Ken. Viktor Benes European Bakery is a favorite destination of mine. They bake a popular Challah bread for Rosh Hashanah and are known for their great assortment of birthday cakes. Don’t miss the Gelato area adjoining the bakery!
If quality and exceptional service is what you are looking for in a happy, family oriented environment, Gelson’s should be at the top of your list.
HAPPY SHOPPING!!
Gelson’s Encino branch is located at the southeast corner of Hayvenhurst Ave. and Ventura Blvd. For more information and additional locations, visit Gelson’s at www.gelsons.com

Graffiti: Is That A Spray Painted Pig On The Sidewalk ?
From NoHo to Encino, you can find it on sidewalks, street signs and walls.
By Linda Cardoso
Spray Paint Expressionism, and no area is immune. It’s annoying, it’s disappointing, it is disrespectful and even when it’s clever, it’s still vandalism. The one thing most experts agree on is the importance of swift removal.
The City of L.A. has just set up an easy to use website for citizens to report and request removal of graffiti in their neighborhoods. Go to http://anti-graffiti.lacity.org and follow the instructions. Within 48 to 72 hours the graffiti removal should be complete.
Whether you are in Studio City, Sherman Oaks, Tujunga Village, Valley Village, or my two favorite locales, No-Mor-Cold-Tofu (that’s North of Moorpark, Coldwater to Fulton) and Sherman Village, the City of L.A. will act quickly to keep our Valley neighborhoods beautiful.
The Graffiti Removal website was developed by the Los Angeles Board of Public Works, Office of Community Beautification. Check out their website at http://lacity.org/bpw/ocb and learn about other City of L.A. beautification efforts including neighborhood Grants and Grant Workshops held at library branches throughout the city.
Let’s keep it pretty out there people – this is L.A. and the World has certain expectations. We are the citizens of the Dream Factory and we share responsibility for keeping safe the image of Los Angeles known throughout the world. Do your part, be a conscientious neighbor and a good citizen keeping our city beautiful. Do not litter, pick-up after your dog, and report graffiti. The World is counting on us.
Please forward this information to your neighbors and friends and ask them to Bookmark the website addresses and Keep L.A. Beautiful.
Encino Water Main Break, Near Amestoy Estates
Another water main breaking — this time in Encino
Click here to see video Encino Water Main Explodes
By Michelle Tepper
The break occurred about 2:45 a.m. in the 5600 block of Wish Avenue. The cause of the break was not immediately clear.
Since Sept. 1, there have been more than 30 “major blowouts” in L.A.’s water system in which streets have flooded and pavement has buckled.
City engineers trying to determine what’s causing the water main bursts have been taking soil samples, sending pipe pieces to labs and performing a statistical analysis on each break. (How much is this costing us?)
But some experts said a prime suspect should be the city’s recent decision to allow sprinkling only on Mondays and Thursdays.
They said that if more water flows through the system on those two days, then pressure suddenly changes on other days, it could put added stress on already aging pipes. (Sounds logical)
But city engineers have expressed doubts about that theory and said they simply don’t know the cause. While major blowouts of mains is up, water main breaks overall in L.A. are down.
